How does a flat fee MLS listing work?

Your property is entered into the local Multiple Listing Service by the brokerage. Participating MLS feeds can distribute the listing to consumer real estate portals. Your package determines who handles showings, negotiations, and other parts of the sale.

What costs are separate?

Buyer-broker compensation, if offered, and other closing costs are separate. Compensation is negotiable. Review the listing agreement for exact services, terms, and fees.

Understand your potential savings

Compare the listing-side fee you are considering with your chosen package’s upfront and closing fees. For example, at a $750,000 sale price, an illustrative 2.5% listing fee is $18,750. Gold’s listed fees total $4,194, a difference of $14,556 before separate costs. A 2.5% fee is an example, not a required or standard commission. Actual savings depend on negotiated terms and the transaction.

Frequently asked seller questions

Is the flat fee the total cost of selling my home?

No. Silver is $1,799 upfront and Gold is $3,199 upfront; each also has a $995 transaction/compliance fee at closing. Buyer-broker compensation, if offered, and other closing costs are separate. The listing agreement controls exact terms.

Will my home appear on major real estate websites?

Your local MLS listing can be distributed to participating real estate portals. Distribution, timing, and display depend on MLS and portal feeds; individual website placement is not guaranteed.

Who handles showings and offers?

Silver is designed for sellers taking an active role, with forms, offer review, and broker support. Gold provides full representation, including showing coordination, negotiations, and support through closing.

Do I have to offer compensation to a buyer’s broker?

Buyer-broker compensation is negotiable and is not included in the package price. Discuss your options with the broker and document any agreed payment in the appropriate agreements.

Can I change my price or listing details?

Both residential packages include unlimited listing changes. Send requested updates to the brokerage for processing; third-party websites may update on their own schedules.

Can I upgrade or cancel?

Silver can be upgraded to Gold subject to the listing agreement and current upgrade terms. Silver’s advertised cancellation option applies when the property is not in escrow. Confirm cancellation terms and any refund provisions in the signed agreement before choosing a package.

When does my listing go live?

The brokerage reviews your property information, photos, and signed documents before submitting the listing. Ask the broker to confirm timing once the complete file is received.

Can I list a rental?

The $699 rental listing package includes a six-month local MLS listing and marketing support. The landlord manages the property. Review the rental package and agreement for exact services and terms.
